House Rules 🚭 Smoking, Drugs & Parties * Smoking and drugs are strictly prohibited in and around the property. * Parties and gatherings are not allowed. * Evidence of smoking (including cigarettes or marijuana) will result in a minimum $1000 fee. * Evidence of partying will result in a $1000 party fee. 👥 Occupancy & Guests * Maximum occupancy: 8 guests. * No unregistered overnight guests are allowed. 🔇 Noise & Neighborhood * Please respect our neighbors at all times. * Quiet hours are from 11:00 PM to 7:00 AM. 🛋️ Care of the Property * Do not rearrange furniture. * Keep the property clean and tidy. * No eating or drinking in the bedrooms. * Turn off lights and electronics when leaving. * Set AC to 75°F when leaving. * Do not set thermostat below 65°F to avoid system damage. 🔐 Security & Keys * Lock all doors and close windows when leaving. * Return all keys to the lockbox (if applicable). * Lost keys, fobs, remotes, or access devices incur a $100 replacement fee. 🧰 Reporting Issues & Maintenance * Report any issues, damages, or concerns within 24 hours of check-in. * Guests must allow access for repairs at a mutually agreed time. * Refusal of access = acceptance of property condition and no eligibility for refunds or claims. * False or unfounded claims may result in charges for inspections or services. ⚠️ Damages & Liability * Report any damages or breakages immediately. * Parents/guardians are responsible for supervising children at all times. * All units are privately owned; owners are not responsible for accidents, injuries, or illness during your stay. 🐾 Pets * Pets are not allowed * Any pets found in the condo will result in a $500 fine 🚗 Parking * You will receive 2 parking passes * Motorcycles, golf carts, trailers and oversized vehicles are not allowed * Parking Tag Required * Lost or misplaced parking passes will incur a $100 fee ⏰ Check-Out Policy * Check-out time must be strictly followed. * Late check-out after 10:15 AM = $50 fee. * Each additional hour: $100 per hour. 🌪️ Storm & Hurricane Policy No refunds will be issued unless: 1. A mandatory evacuation order is issued for the area, and/or 2. The property is in a Tropical Storm/Hurricane Warning zone If evacuation is ordered: * Refunds will be issued for: * Unused nights of current stays * Affected future reservations * Advance payments for impacted bookings 📹 Security Cameras * Outdoor security cameras are in use for safety and property protection. * No cameras are located inside the unit.

✅ Every reservation the house comes equipped with 6 keurig coffee cups, single serving creamers, sugars and stevia, and a few snacks for your arrival. 🎈Please let us know if there are any special occasions. ✅ Bath towel set per person included: 1 bath towel, 1 washcloth and 2 hand towels in each bathroom. Beach towels are in the laundry room. ✅Sheets, pillows and blankets are provided for beds and sleeper sofa. ✅ We supply full size of shampoo, conditioner and body wash. ✅Basic amenities starter pack: 1 roll of kitchen paper towels, 2 rolls of toilet paper per bathroom, 2 kitchen garbage bags, dish soap, handsoap, and laundry detergent. If you need more for a longer stay, you will be able to find everything at the local grocery a few minutes from the condo. 🛟Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. 📷 Camera is located in the ring door bell, facing away from the inside of the apartment. It does not record 24/7. It is only motion activated and will record audio/visual once there is movement. It will stop recording when movement has stopped. Camera is not reviewed or monitored unless there is an emergency or damage to review. Our lives are very busy, therefore we have zero interest in watching you on camera. Everything is stated above because Airbnb makes us say this. 🗣️ Our condo is located in a lively neighborhood with families nearby and in other units of the building. You may occasionally hear noise from upstairs, including children playing, throughout the day, for your comfort we have supplied earplugs. Please consider this when booking if you prefer a quieter environment. 🛑 Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be canceled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed. ⛔️ THE RED TAPE: 🤫 QUIET TIME 10:00pm 🫡 8 Human Max 🚙 2 designated parking spaces 🐶 No animals per HOA. Unauthorized animals caught on property will result in a $500 fine. ⚓️ We do not send maintenance to the property during your stay. Only after you depart unless is it a cause for concern. ⚓️ No late check-out or early check-in without 24 hours written consent notice. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property. ⚓️ No refunds for weather/natural disasters/power outages/acts of god/mother nature/bugs/neighbors and neighborhood activity or other things that are beyond our control. ❌ Absolutely no fires inside or out. Unauthorized fires (including candles) will be charged $100 plus damages. ❌ This is a non-smoking property. If you smoke inside the home you will be charged $1000. You will be charged an increase in cleaning fee, and you will be charged for any damages. 💯 We highly recommend that guests consider obtaining travel insurance to protect all travel plans, including your Airbnb stay, in case unforeseen circumstances arise and disrupt your trip.
